Apart from a slight fall in sales in August and September last year, the Spanish property market has now been improving in a positive and steady rate, month by month, since 2016. The good outlook continues as industry forecasts are also looking bright and sunny for the real estate market in Spain for 2020.

Boris Johnson’s administration has ensured the United Kingdom and Northern Ireland will definitely proceed with leaving the European Union; no matter what views individuals feel about the issue, there were undeniable positives delivered by the result. A relief that the matter is settled at last and the delivery of a strong sterling currency being two major factors. The end of the stalemate has ensured that at the very least UK ex-pats and investors will now be encouraged to once again consider the Spanish property market.

In the northern European countries, and especially in Scandinavia, when the wonderful summer time is short, you can look forward to six – seven cold and dark winter months .
The Costa del Sol, with 320 days of sunshine a year, has therefore always been a magnet for people who refuse to only see and feel the warmth of the sun a few weeks a year.
Where many buyers of holiday apartments on the Costa del Sol for decades have been satisfied with a typical small Spanish apartment of questionable construction quality, with a small terrace with space for two or a maximum of four people, the requirements have changed drastically in the last five - six years . Now the apartments must be built to the same technical standard as in Scandinavia with low energy consumption, and with large windows so that the wonderful sun can fully enter the apartment. But first and foremost, the requirement now is that the holiday apartment's terrace must be large, at least 20m2.
It must therefore be substantially larger than previously acceptable, and apartments with huge sunny terraces of both 30m2 and 40m2 are now the norm. In addition, the terrace must offer a beautiful view.
Either a view to the Mediterranean Sea, or perhaps a mountain view or to a typical Spanish village with the whitewashed houses.
And the apartment must face south or west so there is sun all day. We must not forget that there are also many Spanish people who buy holiday apartments on the Costa del Sol. Typically from the big cities in the middle of the country where the temperatures in the summer can reach 40 degrees! They do not come to the Costa del Sol for the sun, but to cool off in the milder climate by the sea on the many good beaches. For the same reason, Spaniards always buy apartments facing east, or preferably north. They want shade at all costs. The Spanish buyers are different from northern European buyers in this respect, and that works out great, as there is no fighting over the south/west facing apartments which the northern European buyers want and vice versa for the east and north facing apartments. Everyone is happy.

Half a million properties to have been sold in Spain by the end of 2018
Could 2018 be the busiest year in terms of property sales since 2008?
Official data says Yes!
Following on from recent Notary data, the Spanish National Institute of Statistics has published its own findings with regards to the number of real estate operations and property registrations in September compared to the same month in 2017
Across Spain, the former was up 7.7% interannually in September to 14,377 registered operations.
Of this total, 25,957 operations took place in the region of Andalucía – the home of the Costa del Sol – of which 8,519 were property transactions. According to the National Institute of Statistics (INE), this is 15% better than the ninth month last year for the region.
Continuing the trend, 19.9% of the 42,766 total home transactions in Spain in September were carried out across Andalucía’s eight provinces.
Again, following on from INE’s latest reports, the southernmost region enjoyed by far and away the highest number of total monthly sales; the second most numerous being recorded in the Community of Madrid (6,754 sales).
Besides this year-on-year transaction volume data, an interesting statistic highlighted as part of the report is that of year-to-date property sales. The first three quarters of 2018 saw more than 395,000 Spanish residences change hands, with the final trimester expected to carry on in much the same vein.
Indeed, all indications lead to the 12-month figure reaching – and even surpassing – the 500,000 mark, which would represent the largest volume of sales since the height of the property boom 10 years ago.

Best Places to Take the Kids in Benalmádena

"Where do you begin when you want to buy a property on the Costa del Sol?
We started by researching the market on the internet to get an indication of prices, locations etc. We quickly found out that Costa del Sol has a very diverse real estate market with many real estate agents, so it was a bit of a jungle we had to navigate in.
